About the role
- To coordinate and communicate regularly with the Area Managing Director, along with regional team members, other senior company executives, and the appointed representatives of the HOA Board of Directors.
- The Property Manager will have a tremendous amount of contact working with guests, owners, Board of Directors, team members, and various individuals and groups throughout the Breckenridge community.
- Desired Attributes The Property Manager must possess exceptional leadership skills in residential resort operations, guest service, and team member relations.
Responsibilities

- Relationships To supervise, assist, direct and inspire the property team to maintain and ensure a high level of service and profitability.
- Manage and grow the rental program, ensuring efficient operations, strong financial performance, and an exceptional experience for both owners and guests.
- Deliver the CoralTree guest journey and SPROUT service standards consistently across every check-in, stay, and departure.
- Build and maintain strong owner relationships through proactive communication, owner newsletters, and personalized engagement.
Nice to have
- Job Qualifications Four-year college degree is preferred.
- Previous experience within an independent group and leisure property environment and association management experience is preferred.
Compensation
- $90,000-$100,000/annually, plus 10% potential annual incentive and commission program, based on experience.
- Full-time employees are entitled to 5 complimentary nights per year after 6 months of employment.
- Essential Duties and Responsibilities Achieve property financial and business plan goals and expectations as established in the annual business plan and organize and implement strategic and tactical plans to facilitate this aim.
- Own the HOA annual budget and reforecast process, working with CoralTree's Area Director of Finance to deliver monthly financial packages within 20 days of period close per the management agreement.
