About the role
- The role contributes to survey readiness through utility system checks, life-safety compliance, and water-management activities.
- In addition, the position provides mentorship and task-level guidance to Apprentices, fostering skill development and consistency in facilities operations.
Responsibilities
- Technicians use the computerized maintenance management system (CMMS) to document work, maintain accurate records, and communicate effectively with clinical and operational partners.
- Perform preventive maintenance (PM) and corrective repairs on HVAC, plumbing, and basic electrical distribution (≤ 480V) systems, including pumps, valves, motors, and controls.
- Execute life-safety corrective actions and document PM and inspection results to support survey readiness.
- Read and interpret blueprints and schematics; maintain updated as-built field notes.
- Prioritize work orders, plan tasks, and maintain accurate CMMS data for parts and labor.
- Communicate outage impacts and coordinate with clinical partners to minimize service disruption.
Requirements
- Ability to read and interpret prints/schematics and follow written procedures.
- Current EPA 608 Type I/II certification, or ability to obtain within six (6) months.
- Participate in on-call rotation and respond to after-hours issues as required.
- Knowledge, Skills and Abilities
- Required:
- healthcare preferred.
- Demonstrated competency in at least two (2) crafts (e.g., HVAC and plumbing).
- Proficient in CMMS use with accurate documentation practices.
- ASHE Health Care Physical Environment Worker (PEW) or Health Care Construction (HCC) certificate within six (6) months of hire.
- Lockout/tagout (LOTO) qualification
- compliance with hot-work permit requirements per policy.
- Preferred:
- Familiarity with medical gas systems
Nice to have
- Experience with hospital life-safety systems (e.g., fire alarm/pump, smoke/fire dampers).
- Exposure to water-management program tasks/documentation (ASHRAE 188/CDC).
- ASSE 6040 within twelve (12) months preferred.
- Three (3) years of facilities maintenance or trades experience
Skills
- Tasks include frequent exposure to:
- bloodborne pathogens, such as blood, bodily fluids, or tissues.
- radiation in settings where medical imaging procedures are performed.
- infectious diseases due to contact with patients in areas that may have contagious illnesses.
