About the role

  • The BAS Controls Programmer is responsible for developing, configuring, testing, and deploying building automation control systems used in commercial, industrial, and mission-critical facilities.
  • This role transforms mechanical and electrical design intent into fully functional control logic using DDC, PLC, and BAS programming tools.
  • You will work closely with design engineers, project managers, and field technicians to ensure every system operates safely, efficiently, and according to specification.

Responsibilities

  • Develop and program DDC controllers, including logic, sequences, alarms, schedules, and trends.
  • Build and configure controller databases, graphics, navigation, and user interfaces.
  • Implement integration using BACnet, Modbus, and other open protocols.
  • Create and update programming libraries, templates, and standards.
  • Support field technicians during startup, commissioning, point-to-point testing, and functional testing.
  • Validate I/O lists, mechanical schedules, control drawings, and sequences of operation.
  • Maintain organized project files including backups, version control, release notes, and as-built documentation.
  • Participate in internal design and code reviews, contributing to programming best practices.
  • Coordinate with engineers, PMs, and installers to clarify design intent and execution requirements.
  • Implement third-party integrations (meters, lighting, power monitors, VFDs, chillers, boilers, AHUs, RTUs, etc.).

Requirements

  • Strong understanding of HVAC systems: AHUs, VAVs, chillers, boilers, RTUs, pumps, cooling towers.
  • Working knowledge of BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, device addressing, and network configuration.
  • Ability to interpret MEP drawings, wiring diagrams, and sequences of operation.
  • Proficiency with BAS programming tools, configuration utilities, and software loaders.

Nice to have

  • Experience with Delta Controls software tools and certification (Fundamentals, Advanced Applications).
  • Experience with Allen-Bradley PLCs, Ignition, or SCADA systems.
  • Familiarity with server setup, virtual machines, or OT networks.
  • Associate or bachelor's degree in Electrical, Mechanical, Controls, or related field.
