About the role
- This full-time, on-site role combines hands-on resident relocation coordination with Section 42 compliance and file management.
- The ideal candidate brings strong tax credit experience, exceptional organization, and a passion for customer service during a high-touch, fast-paced rehab assignment.
Responsibilities
- Serve as the main point of contact for residents, providing support and ensuring minimal disruption throughout the process.
- Document and track relocation activities, notices, and resident communications in accordance with program and regulatory requirements.
- Maintain resident files, waiting lists, and regulatory documentation in accordance with CTCAC, HUD, and company policies and procedures.
- Perform internal file audits and assist with preparation and responses for State and other monitoring agency audits and inspections.
- Perform other duties as assigned.
Requirements
- 3-5 years of experience in affordable housing / multi-family property management, with direct LIHTC (Section 42) experience required.
- Strong verbal and written communication skills, with the ability to work compassionately and professionally with residents.
Nice to have
- Thorough understanding of California tax credit (CTCAC) and HUD requirements
- experience with tax credit rehabs and/or resident relocation strongly preferred.
- TCS, HCCP, or similar compliance designation preferred.
- Working knowledge of Microsoft Office, Outlook, and Excel
- property management software experience a plus.
- High school diploma required
Compensation
- Complete required compliance reporting (monthly/quarterly/annual) related to the property and rehab activity.
