About the role

  • Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate-level building operator responsible for providing operational and technical support as a member of a building operations team.
  • The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

  • Assist building supervisors, maintenance mechanics, and building superintendents with installation and repair of mechanical systems.
  • Install, repair, and maintain climate control and other mechanical systems within a building or portfolio.
  • Perform general maintenance, including housekeeping tasks such as sweeping, litter pickup, and shoveling.
  • Perform other duties as assigned.

Requirements

  • 4th Class Power Engineer certificate is required.
  • Intermediate-level skills in Yardi are required.
  • Ability to communicate effectively and professionally, both orally and in writing, with all levels within the company
  • Ability to work under pressure and achieve quality results.
  • Ability to handle multiple demands and competing priorities.
  • on occasion, required to perform repairs or maintenance in inclement weather or uncomfortable environmental conditions
  • may be required to attend to or provide direction during after-hours emergency situations
  • requires the ability to exert moderate physical effort and to move quickly in emergency situations
  • Ability to resolve problems using facts and sound reasoning
  • ability to achieve goals using logical and strategic approaches to resolving challenges.
  • Advanced BMS training or experience.
  • Minimum of 3 years of direct work experience in a junior or intermediate position in commercial high-rise building operations.
  • A valid driver's license.
  • Intermediate-level skills in Microsoft Office.
  • Ability to communicate effectively and professionally, both orally and in writing, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity.
  • Ability to allocate one's time effectively and manage tight deadlines.
  • Adaptable to new ideas and able to embrace change.
  • Results- and detail-oriented.
  • Able to work within an environment subject to moderate to high levels of stress in emergency or conflict situations; on occasion, required to perform repairs or maintenance in inclement weather or uncomfortable environmental conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and to move quickly in emergency situations; able to thrive within a busy working environment.
  • Ensure operations records, files, and documentation are maintained in an orderly, accurate, and timely fashion.

Compensation

  • The expected annualized base salary range for this role is $70, 000 – $75,000.
