Responsibilities

  • Manage the full scope of the development process for multiple projects with guidance from the Senior Vice President of Development and the President;
  • Work with municipal parties to manage the approvals process and secure all approvals necessary to build and deliver projects in accordance with approved plans;
  • Retain and effectively manage external consultant teams to ensure delivery of drawings on time and on budget;
  • Work with legal counsel to create, manage, and monitor amendments to all project-related legal documents, including municipal agreements and covenants, disclosure statements, and purchase and sales agreements;
  • Support Marketing initiatives and coordinate the completion of a sales and/or leasing centre;
  • Coordinate and manage all project leasing requirements with tenants and leasing brokers;
  • While Strand has preferred to maintain a low profile, consistent with the philosophy of its key stakeholders, Strand has established a reputation for integrity and success in its real estate dealings.

Requirements

  • Minimum Bachelor's degree in a development related discipline;
  • Minimum of 5-7 years of experience in real estate development, with a proven track record of success in residential, commercial, and mixed-use projects;
  • Strong understanding of the local real estate market in Vancouver and British Columbia, including zoning regulations, land use policies, and development processes;.
  • Excellent financial acumen, with experience in financial modeling, proformas, investment analysis, and project valuation;
  • Demonstrated leadership ability, with a track record of leading high-performing teams and driving results in a fast-paced environment;
  • Exceptional communication skills, with the ability to effectively engage and influence internal and external stakeholders at all levels;
  • Proven negotiation skills, with experience in structuring and executing complex real estate transactions.
  • Manage and communicate development related budget items and other accounting and financial information as required;
  • Enthusiasm and genuine passion for Real Estate and Development
  • Demonstrated ability to manage multiple projects and simultaneously advance the multiple elements of each project to achieve outcomes in the quickest possible timeframe
  • Strategic thinker with a forward-looking mindset, able to anticipate market trends and capitalize on emerging opportunities
  • The Senior Development Manager is responsible for the development management and associated management activities for the company's business under the direction of the Senior Vice President of Development of Strand.
