About the role

  • This position is ideal for an experienced multifamily property management professional with expertise in lease-up communities, new construction apartment communities, luxury multifamily operations, and property stabilization.
  • As the primary business leader for the asset, you'll oversee leasing performance, revenue growth, team development, and resident experience while ensuring alignment with Thompson Thrift's operational standards and financial objectives.
  • This role is responsible for driving occupancy, revenue growth, expense control, and resident satisfaction through strong operational execution and performance management.

Responsibilities

  • Build strong relationships with residents, proactively address concerns, and support retention and satisfaction initiatives
  • Drive occupancy, lease-up success, and leasing performance by partnering with leasing teams on marketing strategies, digital lead generation, pricing, outreach marketing, resident events, and conversion efforts to achieve aggressive leasing goals
  • Lead lease-up initiatives for new construction communities, including outreach marketing, grand opening activities, resident retention strategies, and collaboration with corporate marketing to establish a strong market presence
  • Prepare and analyze operational, financial, occupancy, and performance reports to support business decisions and leadership review

Requirements

  • Must be able to meet the physical requirements of the role, including frequent lifting of 10 to 25 pounds and occasional lifting up to 40 pounds, with or without reasonable accommodation
  • A valid driver's license and reliable vehicle is required for this role for purpose of routine outreach marketing and shopping comps
  • Ability to balance operational priorities while maintaining a resident-focused mindset
  • Detail-oriented professional with strong problem-solving skills and the ability to thrive in a fast-paced lease-up or stabilized community environment

  • Oversee financial performance, including budgeting, rent collections, expense control, revenue optimization, and financial reporting
  • Monitor local market trends, competitive apartment communities, lease-up performance, occupancy goals, pricing, and leasing metrics to inform operational decisions and maximize revenue
  • Ensure service standards are met, including timely response to maintenance requests and efficient apartment make-ready processes
  • Coordinate with maintenance teams to ensure the community is well-maintained and meets quality and brand standards
  • Ensure compliance with company policies, Fair Housing regulations, and all applicable legal requirements
  • High school diploma or GED equivalent required
  • associate or bachelor's degree preferred
  • Minimum of 4 years of progressive experience in multifamily property management
