About the role
- Launched in December 2021 with gross assets totaling $200M, REIIF ended 2025 at ~$2.8B of gross assets.
- REIIF has grown through its access to Forum's proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT.
- REIIF's portfolio includes 32 assets spanning coast to coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.
Responsibilities
- Investments, Underwriting & Decision Support
- Support underwriting, due diligence, and execution of acquisitions, developments, recapitalizations, and strategic portfolio transactions.
- Build and maintain financial models including discounted cash flow, valuation, sensitivity, and scenario analyses to support investment recommendations and portfolio decision-making.
- Support asset-level and portfolio-level analysis across REIIF's student housing, multifamily, and furnished apartment assets, including budgeting, forecasting, variance analysis, and performance tracking.
- Financings, Reporting & General Real Estate Business Support
- Support debt financing processes by preparing lender materials, analyzing financing alternatives, coordinating diligence requests, and tracking closing deliverables.
- Prepare market research, benchmarking analyses, and presentation materials to support investment strategy, capital markets activity, and broader real estate business development.
Requirements
- Bachelor's degree in Finance, Real Estate, Economics, Commerce, or a related discipline.
- 1-3 years of relevant experience in real estate investment, asset management, investment banking, valuation, lending, brokerage, or private equity
- Strong financial modeling and analytical skills, including proficiency in Excel and comfort working with property-level and portfolio-level data.
- Ability to synthesize quantitative and qualitative information into clear recommendations, presentations, and written materials.
- Strong interpersonal and communication skills, with the ability to work effectively across investments, asset management, finance, and operations.
- Help coordinate data, reporting, and analyses required to support asset-level initiatives, portfolio reviews, and management decision-making.
- 1-3 years of relevant experience in real estate investment, asset management, investment banking, valuation, lending, brokerage, or private equity; strong internship experience will also be considered.
- Interest in student housing, multifamily, and broader residential real estate, with an eagerness to understand the operating drivers behind asset performance.
- Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced team environment.

Compensation
- Assist with business planning, hold-sell analysis, annual operating plans, and ad hoc strategic initiatives across the REIIF portfolio.
- Compensation - We are committed to supporting your success and are offering a salary range of $60,000 - 85,000 CAD for this position.
