About the role
- The Project Manager - SFR Turns & Vendor Management is responsible for managing residential turn and light renovation projects from work order intake through closeout.
- This role serves as the primary point of coordination between vendors, internal Apple Roofing teams, and client stakeholders to ensure projects are delivered on time, within scope, and to quality standards.
Responsibilities
- Manage property turns and light renovations from intake through closeout, including scope review, scheduling, execution, quality control, and invoicing readiness
- Maintain aggressive cycle times and proactively communicate risks or constraints related to access, materials, or vendor availability
- Vendor & Trade Partner Management:
- Source, onboard, and manage subcontractors and vendors across the DFW market in alignment with Apple Roofing standards
- Build and maintain a reliable bench of high-performing trade partners
- Perform site walks and inspections to verify work quality and completeness
- Create and manage punch lists through resolution
- Document work with before, during, and after photos aligned to client requirements
- Maintain complete and accurate job files including bids, change orders, approvals, invoices, and closeout documentation
- Support performance tracking against KPIs such as cycle time, cost variance, vendor performance, and rework rates
Requirements
- 3+ years of project management experience in construction, renovation, or maintenance environments
- Direct experience with Single-Family Rental (SFR) turns or institutional rental portfolios
- Working knowledge of common SFR turn scopes (paint, flooring, punch, landscaping, make-ready, light rehab)
- Reliable transportation and ability to travel throughout the DFW metro area
Nice to have
- Experience working with REITs, iBuyers, or large property management platforms
- Familiarity with tools such as Monday.com http://Monday.com, Appian, CompanyCam, or similar platforms
- Estimating or bidding experience, including change order management
- Bilingual (English/Spanish)
