About the role
- The Turn Quality Control Coordinator is the single point of accountability for ensuring every unit turn across the ArtHaus portfolio is completed on time, on budget, and to the exact standard defined in the ArtHaus Spec Book.
- This is a field-first, detail-obsessed position.

Responsibilities
- The role does not manage move-in logistics or resident onboarding - it exists to guarantee that what we deliver to a new resident is flawless.
- Perform in-progress quality walks during the turn cycle to catch deviations early and keep the timeline on track.
- Maintain and enforce the ArtHaus Spec Book as the single source of truth for unit condition standards.
- Strong organizational skills with the ability to manage 15-25+ concurrent turns across multiple simultaneously.
- EPA Lead-Safe Certified Renovator (or willingness to obtain within 90 days).
- As ArtHaus scales toward 3,500-4,000 units, this role is designed to grow into a Turn QC Manager position overseeing a team of property-cluster inspectors.
Requirements
- 3+ years of experience in unit turns, make-ready coordination, or construction/renovation quality control in multifamily residential property management.
- Hands-on knowledge of residential construction trades: paint, flooring, plumbing, electrical, appliance installation, and general finish work.
- Experience managing vendor relationships and holding third parties accountable to scope, timeline, and quality standards.
- Proficiency with mobile documentation tools (photos, checklists, apps) for field-based reporting.
- The Turn QC Coordinator physically inspects every unit at multiple stages, enforces punch list resolution, holds vendors and technicians accountable to scope, and maintains the cadence required to meet
Nice to have
- Experience in a portfolio of 1,500+ units with institutionally managed turn programs.
- Familiarity with spec book or brand standard enforcement in hospitality or Class A multifamily.
- Bilingual English/Spanish preferred given vendor and technician base in the East Bay market.
- Experience with HappyCo, or similar inspection/audit platforms.
- Working knowledge of property management software (Yardi Voyager strongly preferred) for make-ready tracking and work order management.
Compensation
- $15k-$25k
