About the role
- The Associate Operations Manager assists the (Sr) Operations Manager with the cost-effective operation, maintenance, and long-term preservation of the physical assets of the property.
Responsibilities
- Work with (Sr) Operations Manager to prepare and manage multi-year ordinary capital and operating expense plans and projects to meet or exceed company expectations, while also identifying operating expense control strategies and tactics
- Support (Sr) Operations Manager in regulating general contractor's compliance with Rules & Regulations, specific lease requirements, timely completion of construction, along with assisting Tenant Coordination with as-built conditions, available utilities, and any known constraints
- Support corporate sustainability efforts to reduce the property's carbon footprint
- Understand and monitor utility consumption, utility rates structures, utility rebates through the use of new and existing building control technologies/BAS systems including (but not limited to) lighting controls (BMS/EMS), HVAC, fire/life safety alarm systems, irrigation control, vertical transportation
- Work with (Sr) Operations Manager to develop their direct reports while ensuring compliance with all company policies and procedures
- Develop relationships with corporate departments including National Operations, Tenant Coordination, Leasing, Business Development, Accounting, Finance, Marketing, Human Resources, Development (as needed) to ensure property and corporate objectives are met
- Strong interpersonal and relationship building skills
- Good working knowledge of commercial building systems, financial analysis, budgeting, and forecasting

Requirements
- Ability to adapt to changing work environment
- Strong working knowledge of various computer software such as Microsoft Office, Microsoft Teams, JDEdwards, Yardi

- The employee is occasionally required to climb stoop, kneel, crouch, or crawl.
Nice to have
- Bachelor's degree preferred
- 2+ years of property, facilities, or construction management preferred
- shopping center industry is a plus
- Recognized industry certification preferred
- OHSA General Industries 30-hour course preferred
Compensation
- Competitive compensation
- $70,000 - $95,000
