About the role

We are seeking a highly motivated, experienced, and hands-on Maintenance Manager to oversee the maintenance operations of our rental portfolio.
This role is critical in ensuring our are safe, well-maintained, and meet quality standards that exceed tenant expectations.
Duties: Maintenance Oversight: Coordinate and supervise all aspects of property maintenance and repairs for a portfolio of single-family homes.

APM manages the portfolio using Origin, Darwin Homes' turnkey technology management platform.
Source, vet, and manage relationships with third-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.
Develop and implement a preventive maintenance schedule to proactively address property upkeep and reduce emergency repairs.

APM is the property management platform for Rithm Capital's build-to-rent and single-family rental ("SFR") homes.
Compliance & Safety: Ensure that all work is performed in accordance with applicable building codes, safety regulations, and company standards.

5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role.
Must be available for on-call duty on a rotational basis, including nights and weekends.

Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
Licenses: Valid driver's license required; certifications in HVAC, plumbing, or other trades are a plus.
Strong organizational, communication, and leadership skills.
Ability to prioritize and multitask in a fast-paced environment.
Availability: Must be available for on-call duty on a rotational basis, including nights and weekends.

$70,000 - $80,000 annually Location: Hybrid (Peachtree Corners, Atlanta), Exempt About Adoor Property Management LLC ("APM") Adoor Property Management is a joint venture between Rithm Capital and Darwin Homes.
Inspections: Conduct regular property inspections (move-in, move-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.

Ensure that all work is performed in accordance with applicable building codes, safety regulations, and company standards.
